Renovate or Rebuild?
That is the question heard most often from homeowners in the luxury communities.
“Luxury remodels and renovations are at an all-time high in Southwest Florida,” reports Harwick Homes vice president Shane Klepko. “Luxury estates built during the real estate boom years in the late ‘90s and early 2000s are now 15 to 20 years old and need renovation as today’s homebuyers expect a home’s interior to match its price point,” he explains.
As more estate homes continue to age and land becomes less and less available in high-demand neighborhoods and communities, the renovation market will continue to be very active, he adds.
Contrary to what many might believe, luxury home renovations in the Naples area are not typically undertaken by families who have been living in their home for many years. According to Klepko, the challenge is to capture and combine the new homeowner’s style and wants with the estate’s practical needs.

The company recently completed a remodel in Bonita Bay for an Indiana couple who wanted to modify the interiors of their home built in 1995 to better fit and finish their family’s needs.
The four bedroom, three bath single family home remodel took five months to complete. Renovations included opening up the main floor plan to create a more uncluttered and lighter concept. While the previous homeowners focused much of the design on entertaining, the new owners desired more space for visiting grandchildren and hobbies. The project involved opening up floor plan spaces to maximize entertaining areas between the kitchen, dining room and living areas.
All floors and original finishes in the 3,132square foot home were updated, beginning with the removal of wall-to-wall carpet and archetypal floor tiles popular in the mid-90s. In the master bedroom, new oversized porcelain tile — very durable but with a wood-like look — was installed. A new trim and paint package included replacing all interior trims and painting both the interior and exterior. New casings were fitted on all doors and windows and new interior solid MDF interior doors (complete with brushed nickel hardware replacing the dated brass hardware), were installed throughout the home. The estate home entryway front door and glass sliders to the pool were also replaced.
New plumbing, new shower enclosures, new lighting, and new countertops were installed in both the master bathroom and both guest bathrooms.
The centerpiece of the remodel are the renovations to the kitchen which included relocating an island with expanded storage and counter space, new appliances, lighting, flooring and countertops amid an open floor plan with new wood-like porcelain tile floors and customized cabinetry.
